Identification starts with what’s visible. If you can access a utility closet or unfinished wall in the addition, look for the orange membrane at pipe penetrations; the printed lot number and product code run along one edge. For DITRA installations, pull a floor register if you have one - the grid pattern of the membrane is visible at the cut edge. OEM Schluter components are manufactured in Germany and carry the Schluter Systems LP warranty; we also source from authorized distributors in San Diego County. Aftermarket equivalents exist for the polyethylene membranes, but the integrated bonding fleece on DITRA and the fleece-laminated KERDI are proprietary weaves we’ve found difficult to match for long-term shear strength. Signs Your Schluter Home Additions & ADU Is Failing

• Tile cracking along straight lines above movement joints. Schluter-DITRA is designed to absorb lateral substrate movement through its geometric cavities, but if the membrane was bridged across a control joint or the Schluter-DILEX movement profile was omitted, stress transfers directly to the tile. • Heated floor zones that don’t warm evenly or fail completely. DITRA-HEAT cable must be fully embedded in the mortar bed without crossing over itself; a common installation error is cable overlap at turns, which creates hot spots that trip the ground-fault protector. The Schluter-HEAT-E-RT thermostat displays error code E2 for this condition, and repair requires removing tile to access the mat.
• Grout discoloration or efflorescence at shower curbs and benches. KERDI-BOARD is waterproof, but the cut edges at curb transitions are vulnerable if KERDI-KERECK preformed corners weren’t used or if the sealant application was thin. Hard water in Escondido’s municipal supply accelerates mineral deposit at any breach point, making the failure visible before structural damage occurs.

DIY or Call Us?

There’s a safe middle ground for Schluter-curious homeowners, and then there’s the point where the warranty and the waterproofing depend on sequence and timing. You can verify your system type from visible labels, measure crack patterns with a phone camera for scale, and check the Schluter-HEAT thermostat display for error codes - all useful information to share when you call. What we don’t recommend: cutting into a KERDI assembly to “see where the water’s coming from,” or attempting to re-torch or solvent-weld any bonded membrane. Schluter systems rely on full surface bonding; a partial repair creates a lap seam that won’t carry the manufacturer’s system warranty, and in an ADU with occupied space below, the liability is real.
