Which Boxabl Models This Applies To

Boxabl has shipped three housing product lines into Southern California, and the roofing hardware differs across each. The Casita (ADU module, 19.5 ft x 19.5 ft footprint) ships with a 26-gauge standing-seam metal roof and a factory-applied TPO membrane on any flat section. The Boxabl Accessory Dwelling Unit, the original 375 sq ft model, uses the same clip spacing but an earlier generation of membrane termination bar that Boxabl revised in 2022. The Boxabl Room modules, less common in Escondido but present in a few Kit Carson Park-area infill projects, use a wider seam profile that requires a different clip gauge.

To identify your part, check the laser-etched label on the underside of the roof edge trim, visible from a ladder at the gable end. The label lists the module serial, manufacture quarter, and clip spacing (typically 12-inch or 16-inch on center). The 2022-and-later Casitas moved to 16-inch spacing with a heavier clip to meet updated wind-uplift ratings for San Diego County’s exposure category. Signs Your Boxabl Roofing Is Failing

The flexible bellows gasket between Boxabl sections compresses over thermal cycles, and Escondido’s 40-degree winter lows to 100-degree summer highs accelerate the compression set. Once the gasket loses rebound, wind-driven rain enters at the seam and tracks down the interior wall channel.
• Ponding on the flat membrane section. Boxabl’s built-in roof pitch is minimal, and any subsidence in the foundation or blocking can create a low spot. Standing water degrades TPO at the molecular level; in our experience, a ponding area in Escondido’s UV exposure will crack within 18 to 30 months.
• Clip pull-out along the standing seam. The Santa Ana winds that hit the Kit Carson Park corridor with particular force generate suction loads that test the clip-to-seam engagement. A clip that has walked loose makes a ticking sound in wind and will eventually allow the panel to flutter, work-hardening the metal until it tears.
• Membrane shrinkage at the perimeter. TPO contracts over time, and the factory termination bar can pull free from the substrate. You’ll see the membrane drawing back from the edge like a receding hairline, exposing the insulation board to water.
• Interior condensation on the ceiling plane. Not a roof leak but a ventilation failure. Boxabl modules are tight; without the specified continuous ridge vent, moisture from cooking and bathing migrates upward and condenses on the underside of the roof deck in winter.

DIY or Call Us?

There’s a safe middle ground and a hard stop. An owner can walk the roof with a phone camera, document any ponding or staining, and check the laser label for model identification. That documentation is useful when you call, and it costs nothing.

The hard stop is the standing seam. The clips are under spring tension, and the seam itself is formed with a specialized rolling tool. A homeowner with a screwdriver and determination can deform the seam, void the panel warranty, and create a leak path that wasn’t there before. The membrane welding is equally unforgiving; TPO requires a hot-air welder set to 600-700°F with proper rod feed speed, and the lap prep (grinding, cleaning, priming) determines whether the weld holds.
