  • Visible gap between the Casita chassis and foundation. Escondido’s expansive clay soil swells with winter moisture and contracts in dry summers, stressing the leveling jacks and shims. If the gap exceeds 3/8 inch, the structural load path is compromised and the corner connections may torque.
  • Water staining on interior walls near the utility chase. The Casita’s water main enters through a flexible boot that degrades in UV exposure. After 18-24 months of Escondido sun, the EPDM rubber hardens and micro-cracks, allowing seepage during pressure spikes.

There’s a clear line here. An owner can safely inspect the corner bolt torque with a 3/4-inch socket and check the utility chase for visible gaps or staining. What you should not attempt: re-torquing the chassis-to-foundation connections, replacing the electrical weatherhead, or disturbing the sewer compression joint. The Casita’s steel frame is under designed load; an uneven torque sequence can rack the module and distort the fold seams. The electrical feed is live at the weatherhead, and the sewer connection requires proper venting to prevent backflow.
