One compatibility gotcha: post-2018 Jerith units switched to a co-extruded bulb seal with a T-slot anchor; earlier units used a snap-in fin seal. The profiles look identical until you try to seat them.

Signs Your Jerith Windows & Doors Is Failing

• Sash drops or won’t stay open. The constant-force balance spring has fatigued or the balance shoe has cracked at the cam. In Escondido’s dry heat, the polymer shoes harden faster than in coastal climates; we see this first on south- and west-facing units.
• Visible gap at the meeting rail when closed. The interlock weatherstrip has compressed or the sash frame has bowed slightly from thermal cycling. The gap lets conditioned air out and dust in; you’ll notice it on windy days near the I-15 corridor.
• Lock tongue won’t extend or retract smoothly. The multipoint lock mechanism has corroded internally or the keeper has shifted as the frame settled. Jerith’s earlier zinc-alloy keepers are particularly prone to this in homes built on Escondido’s expansive clay soils.
• Condensation between glass panes. The insulated glass unit (IGU) seal has failed, breaking the argon fill. Once the desiccant saturates, the fogging becomes permanent; the only fix is IGU replacement, not defogging.
• Frame corner separation or sealant cracking. The structural silicone or backer rod has aged out, or the frame expansion joint was undersized for the temperature swing. This shows up first on dark-colored frames in direct sun.

DIY or Call Us?

There’s a safe middle ground here. You can check the etched glass code, photograph the failed component, and verify that the sash is actually locked in the track before calling. What we don’t recommend: removing a fixed sash without knowing the clip locations, adjusting the balance spring tension, or drilling out a seized lock cylinder. The balance assembly stores significant spring energy; if the shoe releases unexpectedly, the sash can drop hard enough to crack the glass or injure your hand.
