Here’s where owners get tripped up: Mr-Glass changed its rail bracket design around 2016.   • Panels bowing outward between posts. This usually means the bottom rail has pulled free from its bracket or the rail itself has sagged. In Escondido, the combination of heavy clay soil and summer temperatures above 95 degrees causes vinyl to expand; if the installer didn’t leave adequate expansion gaps, the rail buckles.
  • Gate sagging and latch misalignment. The gate frame’s diagonal tension cable has stretched or the hinge rail has cracked at the screw points. Mr-Glass gates over 48 inches wide are particularly prone to this if the post wasn’t set in concrete to 30 inches.

Gate installation is another common DIY failure point. The diagonal bracing and hinge placement require the gate to be hung plumb in three planes simultaneously; a 1/8-inch error at the hinge becomes a 1-inch latch miss at the strike plate.
